3 sustainable, ‘experiential’ homes that blend seamlessly with nature are coming to Hurricane

ST. GEORGE — A three-home development underway in Hurricane is designed to seamlessly integrate into the surrounding elements. Aware of the burden rapid growth has put on the community, this company aims to do something about it.

“I know the burden that Washington County and St. George and the whole greater Zion area has gone through with fast development,” Dallin Jolley, co-founder of Hidden Rock Development, told St. George News. “I’m very sensitive to that. That’s why these projects are so uniquely different and there’s a story to tell.”

Jolley and business partner Anish Bhatia founded Hidden Rock Development, where they pride themselves on developing unique and architecturally significant projects in remote and serene landscapes.

“We could’ve done more houses,” Jolley said about the Moccasin Flats development. “But our ethos is protecting the environment, creating something that fits well with the landscape and fits within the architecturally significant neighborhood, making it not only beautiful but doesn’t stand out like a sore thumb.”

Located across from the Copper Rock Golf Course subdivision near Molly’s Mesa, Hidden Rock’s Moccasin Flats development consists of 44 acres. The acres have been subdivided into three parcels of 14 acres each. Each parcel is purposely large to create privacy and flanks public lands managed by the Bureau of Land Management that enter Warner Valley on the east.

“It’s for the modern-day consumer,” Bhatia said. “Buyers want really authentic experiences, really uniquely crafted architecture, something that is experiential in itself. And that’s what these homes provide.”

While each of the three homes will have the same “design language,” he said the three homes are more like “cousins instead of triplets.” Each home plan was developed for its exact location, such as the architecture design following a natural wash and a sky bridge being built over it.

Part of the site planning includes privacy from many angles. Owners will not see any other homes from their homes, including the other two developments by Hidden Rock. They plan to accomplish that with huge site walls and by framing views in specific ways. Homes will feature a closed-off, front-facing design with few windows while having a full view of the hillside from the back of the house.

They are also designed for sustainability. In the summer months, Jolley said homes are protected from sun exposure during certain solar cycles while being exposed to the right solar cycles in the winter to heat the space.

“We really try to blend into the natural environment, so that the house was kind of a transformation from the landscape around it,” Bhatia said. “We think there’s something really special about blending the indoors with the outdoors.”

They’ve partnered with Anderson Custom Homes, who’ve built luxury homes in places like Entrada and have been serving Southern Utah for 35 years. Jolley said the owner has never seen anything like this project in Southern Utah with the size of the land, the luxury of the product and the unique style of architecture.

“It’s so unique and modern, but it also fits in and doesn’t feel like it’s a white box in the middle of the desert,” Jolley said. “A lot of our inspiration was driven off of the landscape itself and was done in a way that’s different than what’s been produced in Southern Utah.”

About the owners

Jolley is a Northern Utah native who grew up riding motocross, wakeboarding and visiting Southern Utah often. His professional background in architectural design and construction management led him to run a design and build shop out of Salt Lake for years before shifting from custom residential to commercial.

Bhatia grew up in Maryland with a family that loved the outdoors. With a background in real estate, he focuses primarily on branding and financing for the Hidden Rock Development while Jolley does construction management and architecture.

By designing with nature, they aim to create a space of togetherness and grounding while aspiring to inspire. Their project goals serve as examples of sustainable developments: spaces that create a symbiotic relationship between environment, community and design.
